Privacy is the most premium of all amenities, and Elias manages to do this for its residents while maintaining direct beach access and stunning marina views. The project offers a new era of indoor-outdoor Mediterranean luxury: proximity to the exclusive, private St. Raphael Marina with yacht masts visible right from the property, and the pristine Blue Flag sands accessible via a central, landscaped pedestrian promenade.

Concept
Sun, Sand, Sellability
The distinct architectural language came from an intentionally collaborative approach with the client, who wanted the tower to have a fluid, organic silhouette in contrast to the angularity of the villas. The podium, the key part of the design, deliberately uses the same architectural language and earthy materiality as the villas. This grounds the high-rise and creates a visual transition from the structured, angular beachfront units up into the sweeping, fluid forms of the tower.
Look, Sea
Cantilevered double-height terraces project outward from the main tower, creating a striking, staggered silhouette that appears to float above the coastline. Operable screens on the east and west façades provide dynamic solar mitigation and privacy, while the southern, sea-facing elevation utilises the deep terraces to offer passive shading without compromising the sea views. By strategically locating lush planters outside of standard calculation zones, we increased the sellable veranda area from 25% to 60%, providing our client with a highly optimised, commercially successful asset.
A Unified Coastal Axis
A central promenade anchors the masterplan, forming a grand spatial sequence that unites the project's layered typologies.
The Marina Silhouette
Bathed in the glow of the Mediterranean sunset, the villas' earthy timber and travertine façades perfectly frame the ultimate coastal vista with the striking silhouette of yacht masts at the St Raphael Marina.
Sunken Sanctuary
A lush, landscaped lightwell anchors the lower levels, allowing an indoor pool area to gaze through floor-to-ceiling glass into a private, sunlit courtyard complete with a mature tree and stone staircase.
