Eden Roc is a luxury residential complex in central Limassol next to the Amathos river and about half a kilometre from the seafront. The site is divided into four plots, with a building on each and a large public green above the main building.
Eden Roc won the Apartment/Condominium Development category at the European Property Awards 2024–2025 and BIM Project of the Year at the 2021 Graphisoft Awards.
Influenced by elements from the natural and man-made worlds, the superyacht-like superstructure of the 8-storey main block curves gently around in a C-shape and terraces down to the west of the site. Continuous white balustrades wrap each block, creating the signature dark/light contrast of the development. Around block A the balustrades stretch to over 300 metres in length.
Blocks A, B and C wrap around the formal garden, creating private spaces for residents to relax and play.
A half-Olympic size swimming pool sits in the centre of the garden, surrounded by trees and planters for privacy. Mirroring the external pool, an indoor swimming pool sits parallel within the spa and gym area.
Originally conceived as a classic London square, existing mature trees on and adjacent to the site have been maintained to protect and insulate the development from the surrounding urban landscape.

Construction started in May 2019 and block A was completed in January 2022, followed by blocks B and C to the south. Block D, to the north, is currently under construction.
