Straddling Dubai Creek, Business Bay is a contemporary mixed-use financial district with a significant number of high-rise office and apartment buildings, as well as luxury hotels and malls. This historic saltwater canal has undergone significant expansion since the 1960s, culminating in the final 2.2 km extension (the Dubai Water Canal) in 2016.
Taking a holistic approach to the design of the project, the team analysed the overall context and climate, as well as the immediate site, its prime location on the water and proximity to principal roadways and infrastructure. The development should promote a healthy mixed-use lifestyle, blending business, convenience retail, leisure, and luxury residential.
Sculpted in plan, the floorplate tapers to the east and west to reduce solar exposure. The north elevation is extended into a big arc maximising views to the Burj Khalifa. The podium elevates the tower above the adjacent road bridge providing views and privacy. Vertical slots help break up the monolithic nature of the tower and enhance verticality.
